What is a fixed loan?

A fixed loan is a type of loan that features a fixed amount of monthly repayment and a fixed duration of payment term. The fixed monthly repayment in a fixed loan includes only a fraction of the entire principal and the corresponding interest. Ancillary costs such as insurance fees and property taxes, which are excluded from the fixed repayment rate, are subject to change.

The payment term in a fixed loan is specifically stated in the loan contract. It is common for fixed loan creditors to make restrictions regarding the payment term. Unlike the variable rate type of loan, extra repayments are not allowed in a fixed loan. Creditors charge penalties for debtors who wish to pay off the entire debt even before the expiration of the fixed payment term.
